Monteluna has recorded seven sales in the three years to 26 August 2026, worth $5,610,000. Six were three-bedroom units and five of those six measured between 2,160 and 2,168 square feet — effectively the same apartment, sold six times.
That makes this the cleanest comparison set in Pedregal. Those six three-bedrooms closed between $500,000 and $800,000, at a median of $680,000. The seventh sale was a four-bedroom of 3,295 square feet that closed at $1,600,000 in April 2024, at full asking price — the only one of its kind on record here.
Monteluna is also the firmest condominium address in Pedregal. The median sale closed at 98.6% of list, one sale closed above asking and two closed at exactly asking. Only the Waldorf Astoria Residences do better, and those are houses.

Six three-bedrooms, same size, $300,000 apart
Five of the six three-bedroom sales are within eight square feet of each other. They closed at $800,000, $750,000, $720,000, $640,000, $600,000 and $500,000 — a spread of $300,000 on effectively the same floor plan.
Since size is not the variable, something else is: floor, aspect, condition, furnishing, and how motivated each seller was. The MLS records none of it. If you are shown a Monteluna three-bedroom, the right question is not what three-bedrooms sell for — you already know, it is $680,000 — but which end of that $300,000 range this one belongs at, and why.

At $399 per square foot the higher listing asks more than any three-bedroom here has achieved; the best was $370. Both units are recent builds, which may well justify a premium — but it is a premium over a very well-established number, so ask what it buys.
Three things worth knowing about Monteluna
You know what a Monteluna three-bedroom is worth, which is unusual. Six sales of the same floor plan give a median of $680,000 and a range of $500,000 to $800,000. Very few addresses in Los Cabos give a buyer that much certainty. Use it: the negotiation here should be about where in the range a specific unit sits, not about the range itself.
Sellers hold their price here more than anywhere else in Pedregal. A median of 98.6% of asking, one sale above list and two at list. The community median is 94.3%. If you find the right unit, the record does not support a large opening discount — but it also does not support paying $399 per square foot when nothing has closed above $370.
Watch the direction. The two cheapest three-bedroom sales, at $600,000 and $500,000, both closed in the second half of 2025, and the April 2026 sale came in at $640,000. The three sales above $700,000 are all from 2024 and September 2025. Seven sales is too few to call a trend, but it is enough to make the question worth asking.
